INTRODUCTION
Sweeton Manor is an extended Dartmoor farmhouse on a bend in the road approaching the village of Ponsworthy. The property has been furnished and equipped to a high standard.
PRE-ARRIVAL
Bookings/enquiries can be made via email, mail or telephone
All guests are provided with written directions to the cottage
Public transport is limited in the Dartmoor area, and buses and coaches cannot gain access to Ponsworthy. The nearest bus stop is in the village of Poundsgate about 2 miles away
The nearest railway station is Newton Abbot about 14 miles away

ARRIVAL AND CAR PARKING FACILITIES
The entrance to the property sweeps around on an incline, leading to a parking area and turning space
The driveway is on a hill, so the parking area is not flat and has a cobbled surface
There is an uneven paved approach to the house
MAIN ENTRANCE HALL
The main entrance is the front door, where the guests are met on arrival
The front door opens into the hallway and is 104cm wide, hinged on the right and with a tread 6cm high
The light switch is on the right hand side, controlling ceiling and wall lights
There is an information pack with details about the cottage available for guests' use, and they are given a guided tour of the cottage on arrival
The floor has an uneven tiled surface
To the left of the entrance are 3 oak steps leading to the kitchen. They measure152cmWx31cmDx17cmH,(the top step widens to 62cmD)
Directly ahead of the entrance area there is a flight of oak stairs leading to the first floor. The first 7 steps are 27cmDx20cmH but decrease in width from 202cmW to 106cmW. There is then a half landing followed by 7 more steps, 80cmWx26cmDx20cmH
There is a light switch to the left of the 5th step, controlling the wall lights on stairs
Directly ahead of the entrance area there is a glazed exit door, width 81cm, hinged on the left, leading out to rear garden with 2 shallow steps 81cmWx14cmDx8/9cmH respectively
The light switch to the exterior light is to the right of the door
CORRIDOR
To the right of the entrance door is a corridor with fire break glass point and smoke detector. There is a storage shelf with picnic hampers and picnic rugs with provision for hanging coats beneath.
After 2.65mtrs there is a series of steps, 2 steps are 145cmwx20cmDx20cmH.The corridor then turns at 90 degrees to the left. There is a light switch to the left which controls stairway wall lights. (The boiler room is to the left and the emergency phone is to the right of the corridor). After 2.75 mtrs, there are 12 steps, 87cmWx32cmDx 16cmH, with a hand rail on the right. The stairs then turn on a half landing at 90degrees to the right, followed by 3 oak steps, 193cmWx30cmDx16cmH.
Flooring is uneven tiles.
At the end of the corridor, on the left, are French windows, leading to rear garden. Double door-way width is 60-120cm, followed by step down of 4cmH to cobbled path
To left of door is light switch controlling exterior lights
To right of corridor is entrance door to sitting room and a series of rooms, to right of door is 2way light switch controlling controlling corridor lights.
Unless stated differently, all internal doors have a latch lever mechanism to open and close
KITCHEN/DINING ROOM
Entrance door width is 70, hinged on the left.
Flooring is solid oak
The light switch (2 way), is on the left hand side, controlling ceiling and wall lights. Also light switch controlling exterior lights.

The kitchen contains a 2xfridges, freezer, Aga oven, gas hob, 2x dish dishwashers, microwave, kettle, toasters. The instruction manuals for these appliances are in the third drawer on the right in the sideboard in the kitchen
There is a comprehensive range of kitchen utensils and cookwares provided
There are signed waste bins indicating recycling materials etc
Doorway at far end of kitchen leads to T.V room, with 2 way light switching for kitchen
LAUNDRY
A washer/dryer is provided in the barn across the main drive and a heated clothes airer, iron and ironing board is kept in the lower hall cupboard
LIBRARY
Entrance door width is 85cm, hinged on the right, with a step up, 18cmH
The light switch is on the left hand side, controlling ceiling and concealed lighting

There is an exit/exterior glazed door to the courtyard, width 100cm, hinged on the right, followed by 2 granite steps, measuring 110cmwx42cmdx21-5cmH

A flight of carpeted, granite stairs leads up to the 1st floor, spiralling around 180 degrees. Step 1 measures 85cmWx40cmDx20cmH and has restricted height of 179cm. Step 2 measures 85cmWx52cmDx20cmH. Steps3-9 are triangular and measure approximately105cmW x 20cmH. Step 10 is onto a half landing and is 90cmWx60cmD. The landing then divides, to the left is a granite step 67cmWx60Dx
.17cmH, leading to the door of the Master Bedroom. To the right is an oak step 103Wx14Dx18H, leading to the Master Dressing Room

OUTDOOR FACILITIES
There are 3 exits to the rear of the property with individual door and step dimensions quoted in this report, leading to a cobbled path way
Along the complete length of the rear of the property, runs a cobbled path with a slight incline and varies in width from 92cm – 200cm
To the right of the path, at the lower level, is a shallow brook/drainaway
The path turns at 90 degrees to the left, followed by 13 granite steps with a hand rail. Step 6 turns at a 90 degree angle to the right to step 13
The path continues on an incline, and turns at 90 degrees to the left, which continues along side of the house for approximately ..metres to 5 uneven steps. Steps 1& 2 are 110cmWx40cmDx17cmH, step 3 is 110cmWx17cmH with a distance of 108cm to steps 4&5 which are 58cmWx40cmDx17H, and they lead to the main driveway/ parking area
Leading off to the right of this side path are two sets of granite steps, measuring 150W x44D x20H, leading to the indoor swimming pool
The entrance door width is 99cm, hinged on the left, with a step up of 120Wx40Dx15H
Around the swimming pool building is a cobbled/gravel path with 2 sets of rough granite rock steps, not suitable for disabled users
Beside the rear path is a raised bank and a large expanse of inclined lawn
To the front of the property, is a courtyard area, leading to the entrance door
The front garden has an uneven upper lawn, leading to a lower, level lawn. To the right of the lawn is a shallow brook
To the lower part of the garden is a “working” vegetable garden
The garden contains good quality garden furniture and barbecue facilities
There is an extendable dining table with 12 chairs and parasol, and a bench in the courtyard to the main house entrance and a table with 5 chairs in the courtyard approaching the swimming pool, ( seat cushions are kept in the wine cellar)
Waste material from the house is deposited in the appropriate wheely bin or box at the main entrance to the property, (advice sheet provided in kitchen)
POOL ROOM
The entrance door width is 99cm, hinged on the left, with a step up from the courtyard of 120Wx 40Dx15H
The light switch is on the right hand side
Corridor with coconut matting leads to glazed door, width 97cm, hinged on the left, with the pool house rules displayed
To the right of the door in the corridor is the cupboard that houses the electrical controls for the pool room : lights and pool cover
The pool room floor is mosaic tiled and the width of flooring between the pool side and the exterior wall is between 2m and 2.75m wide
To the right is a door (leading to WC's), width is 72cm hinged on the left
The light switch is on the right hand side
On the left wall are clothes hooks, laundry basket, waste basket and toilet roll basket
Directly in front are two vanity wash basins with mirror above
The head of the wash basin is 86cm high
To the right are two glazed doors width 61cm

To the left of the main entrance door to the pool room is a glazed door width 72cm which is dual hinged swinging forwards and backwards leading to the Shower room

Directly ahead is a steam room, the glazed door width is 70cm and hinged on the left

The hand held steam jet is on a metal rack directly ahead
To each side of the room is tiled seating
The deep end of the pool is nearest to the entrance door with metal steps on the right side with hand rail
The pool is a regular oblong shape and at the other end of the pool is the shallow end with metal step on the left side with hand rail
At the far end of the room is a spa bath with push control above on wall
(the spa is activated by pushing in the right switch and de-activated by pushing in and holding in the switch until the water movement ceases)
The walkway between the pool and the spa is only 74cm wide
There is a life buoy positioned on pillar to the right of the pool and appropriate signage indicating depth of pool and activities not permitted
WINE CELLAR
The entrance door width is 100cm , hinged on the left, with a granite step up from the courtyard of 112W x 30D x 12H and a tread of 9cmH
The light pull switch is on the right hand side
The flooring is slabbed
GAMES ROOM
To the left of the entrance gate is the Snooker Room
The entrance door (on the far right), width is is 70cm, hinged on the left, which can be extended to 210cm
There is a tread 9cm high

This room is the only indoor area on the property where smoking is permitted
